How to Choose a Container House Factory in China: 8 Checks Before You Order

How to Choose a Container House Factory in China: 8 Checks Before You Order

Before you place an order with a container house factory in China, run these eight checks: confirm it is a real manufacturer (not a trading company), get the steel frame and wall-panel specification in writing, verify certifications and qualifications, check production capacity and lead time, review the quality-control process, ask for a packing and container-loading plan, confirm what installation support is included, and look at delivered export projects. Skipping any one of these is where most sourcing problems start.

China produces the majority of the world's modular container buildings, which means buyers have enormous choice — and enormous variation in quality. Wanbang Holding Group is an ISO-certified and CE-marked modular building manufacturer with eight subsidiaries, more than 80,000 m² of production space, and deliveries to 50+ countries. This checklist is the same one our project teams walk through with new buyers.

1. Confirm It Is a Real Factory — Not a Trading Company

A trading company can quote fast, but it cannot control welding quality, coating thickness, or your delivery date. Ask for proof of the production site: a factory aerial view, workshop floor photos, welding and coating lines, and recent loading records. If a supplier can only send catalogue renders, treat that as a warning sign.

2. Get the Frame and Wall-Panel Specification in Writing

"Container house" covers very different structures. Pin down the frame material and the wall panel core before you compare prices, because these two items drive most of the cost difference between quotes.

  • Frame: ask whether it is a high-strength galvanized steel frame with an organized drainage system.
  • Wall panel: ask for the core material and thickness. Rock-wool (mineral wool) sandwich panels provide thermal insulation, fire resistance and moisture resistance — the combination that matters for camps in hot or humid regions.
  • Floor: ask for the board type and finish, plus load-bearing and slip-resistance properties.
  • Connections: ask whether columns connect to top and bottom beams by bolts, and whether materials ship as loose parts.

3. Verify Certifications and Qualifications

Certificates do not guarantee a good building, but the absence of any certificate is disqualifying for commercial and government projects. Ask for copies and check the scope and validity dates.

What to ask for Why it matters
ISO management system certification Evidence of documented, audited process control
EU CE marking Required for many European and export-tender projects
Safety Production License Legal manufacturing qualification in China
National High-Tech Enterprise status Independent R&D and engineering capability
Grade II Steel Structure Engineering qualification Capacity to take on structural steel scope

Wanbang holds all of the above, and its published product data includes fire resistance, wind resistance and seismic ratings for the flat-pack product line — ask any supplier to state these in writing rather than in a sales call.

4. Check Capacity Against Your Schedule

Capacity is not a vanity number; it decides whether your order ships in one batch or three. Ask for workshop area, number of production lines, and annual output, then match it to your project volume. Wanbang operates eight subsidiaries with more than 80,000 m² of production space and annual output value above RMB 600 million, which is what allows large camp orders to ship together instead of in stages.

5. Review the Quality-Control Process

Ask two specific questions: what is inspected during production, and what is inspected before packing. A factory that can only describe a final visual check will not catch welding or sealing problems that appear on site weeks later. Wanbang documents inspection at each production stage and reports a 100% pass rate on finished products.

6. Ask for the Packing and Container-Loading Plan

Freight is a large share of landed cost, and packing method is where suppliers quietly differ. Get the loading plan in writing before you sign: how many units per 40HQ, whether units ship as loose parts or pre-assembled, and what is packed in each container.

For reference, Wanbang's published loading data is about 14 sets per 40HQ for quick-assembly flat-pack units shipped as loose parts, with alternative packing methods at roughly 10 sets and 6 sets per 40HQ depending on how much is pre-assembled in the factory.

7. Confirm What Installation Support Is Included

Installation is where schedule and budget actually break. Ask exactly what the factory provides — drawings, manuals, videos, remote guidance, or a site team — and what your local crew must supply.

  • Quick-assembly flat-pack units: no welding and no crane required — about 4 workers complete one unit in around 3 hours.
  • Folding container units: unfold in 4 steps in roughly 15 minutes.
  • Expandable units: arrive folded and unfold on site into a full-width layout.

8. Look at Delivered Export Projects

Ask for projects in a climate and a market similar to yours. Wanbang's delivered projects include a nickel-mining industrial park complex in Indonesia, a nickel mining camp in Zamboanga (Philippines), a steel-plant camp in Nigeria, a G15 power-transmission camp built under special geographic conditions in Chile, and a camp project in Iraq — plus deliveries across Africa, Oceania, South America, Southeast Asia and the Middle East.

The 8-Point Checklist at a Glance

Check What to request Red flag
Real factory Aerial view, workshop and loading photos Only catalogue renders
Specification Frame, panel core, floor, connection method in writing Vague "standard specification"
Certification ISO, CE, safety license, qualifications No certificates at all
Capacity Workshop area, lines, annual output Refuses to state numbers
Quality control In-process and pre-packing inspection records Final visual check only
Loading plan Sets per 40HQ, packing method "We will see when shipping"
Installation Drawings, manuals, remote or on-site support No installation documentation
Track record Projects in similar climate and market No export references

FAQ

How do I know if a China container house supplier is a real factory?

Ask for a factory aerial view, production-line photos and recent container-loading photos, and check the business licence scope. A manufacturer can show the workshop where your units will be welded and coated; a trading company can only show a catalogue.

What certifications should a container house manufacturer in China have?

At minimum, ISO management system certification and CE marking for export projects, plus a Safety Production License. Engineering qualifications such as Grade II Steel Structure Engineering indicate the factory can handle structural scope beyond simple box units.

Should I use a third-party inspection before shipment?

For any order where local compliance or project value is significant, yes — and a professional factory will cooperate. At the very least, request production photos, packing photos and loading photos before the balance payment.

What is a realistic minimum order?

Published minimum order quantity on Wanbang product pages is one unit, so sample and pilot orders are possible. For full camp projects, the practical constraint is usually container loading rather than MOQ.
